Southern Coast Appraisals use ANSI
standards for acquiring measurements for heated and cooled areas..
Our certified appraisers will give you an accurate measurement or floorplan of your home to ascertain a fair value when buying or selling a home, cut property taxes due to inaccurate estimates, or market to possible clients when selling a property.
Let Southern Coast Appraisals be your choice for measurement services
What is a measurement or floorplan service?
A measurement service is just what it sounds like: An appraiser measures the dimensions and square footage of a property, then draws a basic or highly detailed layout based on what you need. The appraiser's report and the floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the total livable space, of your home. These services are useful and often essential when disputing property taxes or selling a property.
How does a home measurement or floorplan service work?
During a home measurement service, an appraiser measures your property with a measuring tool — either a tape or laser measuring device. As they tour the house, they note the layout of the rooms and other features, like stairs, entryways, and fireplaces. They may sketch out the property. Then, the appraiser creates a report and detailed sketch showing the total living area and the overall layout of the house. The final product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.
When are measurement services necessary?
Challenging real estate taxes
Property tax records often reflect the wrong square footage because the values can come from many sources, and sometimes go unproven — meaning you may be taxed for more square footage than you actually own! Unless a certified appraiser has recently performed an evaluation on your property (after any updating that may have affected square footage), you'll need an appraiser to perform a measurement service before challenging what you're taxed. An appraiser determines the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop paying more than your house is worth.
Selling your home
A floorplan service will secure fair market value for your house. The area is one of the biggest factors potential buyers consider when purchasing a house — but since these values are often estimated rather than accurately measured, your listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially decrease the selling price of the home as well as the number of potential buyers. The only sure method of using an accurate GLA when listing your home is to refer to a recent appraisal or measurement service completed by an appraiser (after any remodeling that might have affected square footage).
For real estate agents
To make sure that your client's home closes at a price that appropriately reflects market value, we advise requesting a floorplan service for the property. Clients, and especially potential buyers, will appreciate your scrupulousness, and you can be assured that the GLA on your client's listing is a true representation of their home. A floor plan can also be an excellent marketing tool for getting potential buyers interested since they can see the layout and characteristics of the house before and after touring.
